Assisted Living and Memory Care Adaptive Reuse (151 Units)

Tapestry Tallahassee is the conversion of an existing building and construction of a new addition to a senior housing facility consisting of 151 units of Memory Care and Assisted Living. Crown Senior Living, LLC identified the project, completed and funded all pre-development tasks. The project was sold to an affiliate of Tapestry Senior Housing Management, LLC. Tapestry operates as the owner and manager. Services provided include:

CROWN INDIANAPOLIS
Indianapolis, IN

Crown Indianapolis is an Assisted Living and Memory Care facility comprised of 103 beds. The facility is comprised of a renovated building utilized for assisted living residents in conjunction with a new construction memory care facility. It is located in Northeast Indianapolis within a few blocks of Community Hospital North and the Indiana Heart Hospital.

Upon completion of pre-development, municipal approvals and architectural/engineering plans, the property was sold to a Chicago based private equity firm.

TRAVANSE OLATHE (CROWN OLATHE)
Olathe, KS

Crown Olathe located in Olathe, Kansas is the conversion of a 154 room full service Holiday Inn to 137 assisted living and memory care units. The hotel was originally built in 1983. Crown completed all pre-development, municipal approvals and architectural/engineering plans. The “turnkey” project was then sold to a senior housing developer/operator.

This renovation includes resident rooms, public space, full service commercial kitchen and dining, resident amenities and therapeutic space. The exterior has been up-graded with new Porte-Cochere entry way and drop off, new roof, exterior windows and landscaping.

The Regent at Burnsville was developed and owned by principals of Crown Senior Living, LLC and Tapestry Senior Housing Management, LLC. The facility has 134 units comprised of independent, assisted, memory care and Care Suites. Care Suites operate in a similar manner to skilled nursing under a private pay program. HUD provided both construction and permanent non-recourse financing. Principals of Crown owned the facility.

HUD provided both construction and permanent non-recourse financing. Principals of Crown owned the facility.

LINCOLN PARC

COLONY OF EDEN PRAIRIE
Eden Prairie, MN

The Colony was developed in partnership with a local development company and a non-profit. This 144 unit facility provides services for independent, assisted and memory care. An attached building, the Transitional Care Center specializes in rehabilitation, short-term care programs required following surgery, injury or illness. These include cardiac care, recovery from stroke, hip and knee replacement, CHF, diabetic management and wound care.

Financing consisted of 501c-3 non-profit bonds and Tax Increment Financing with credit enhancement using the HUD 232 program.

WYNGATE TOWNHOMES
Maplewood, MN

Wyngate was developed as an affordable housing townhome project utilizing the Low Income Housing Tax Credit program and HUD 221-d-4 insurance. The project included 50 townhomes with underground parking. All units have 4 bedrooms with affordable rents established by the Minnesota Housing Finance Agency. The project is located in an 81 acre master planned mixed use project developed by an affiliated company.

REGENCY PARK

Located in Eden Prairie, MN Regency Parc is an 86 unit rental townhome development completed in 1995. It included a central clubhouse with project amenities on the first floor and executive office suites on the second floor. Regency Parc was developed in partnership with a local builder. The project consisted of 3 bedroom units with double attached garages accessed from the rear. Regency Parc was financed under the HUD 221-d-4 program. In 2007, the project was converted to for sale housing.

This 150 unit private pay project includes independent, assisted living, memory care and care suites.  The project was part of a 100 acre mixed-use developement, Legacy Village at Maplewood.   HUD facilitated construction and permanent financing through the 232 program.

The project was sold prior to construction.
